Refinish or Replace? Bringing Old Hardwood Floors Back to Life

Under that worn finish may be a beautiful floor. Here's how to decide whether to refinish or replace.

Flooring

Hardwood floors can last for generations. Before replacing worn floors, it's worth finding out whether they can be restored.

Check the thickness

Solid hardwood can usually be sanded several times. If there's enough wood above the tongue, refinishing is often possible.

Look at the damage

Surface scratches, dull finishes and minor stains usually disappear with refinishing. Deep water damage or soft spots may need board replacement.

Consider repairs

Damaged boards can often be replaced individually and blended in with the rest of the floor.

Choose the right finish

Modern finishes are durable and easy to maintain, with options from natural matte to warm satin.

When to replace

If the subfloor is damaged or the floor has been sanded too many times, new hardwood or luxury vinyl may be the better choice.
